What returns can I expect?
Private lending pays a fixed 8% annual return with monthly interest and your full principal returned at project completion. Duplex conversions split profits 50/50, so returns vary with each deal's outcome.
Is the private loan secured?
Private lending is structured as a promissory note — a private loan to SIP Inc. at a fixed rate. By default the note is unsecured; if you wish to register security against the property, that can be arranged at the investor's cost. SIP also invests its own capital alongside partners, so our interests are aligned.
